About Oakridge Park
A visionary mixed-use re-development of the previously existing Oakridge mall located on a 28-acre site in Vancouver, British Columbia, this development consists of over 5 million square feet of mixed-use density, organized around a 9-acre park. Oakridge Park is a multi-phased development that includes residential, office, retail, civic uses, public realm, and park space above a consolidated below grade parking garage. The redevelopment will be carried out in two phases, with Phase 1 completing in 2024 and Phase 2 in 2028. When completed, the Oakridge Park project will create a new vibrant cultural hub that incorporates retail featuring the world’s most distinguished brands, offices for approximately 3,000 professionals, residential of over 3,000 homes for nearly 6,000 residents, cultural areas & activities, civic uses, and a new nine-acre landscaped rooftop park. All the buildings on the site will meet the City of Vancouver Low Emission Green Building Policy Target and Low Carbon Energy System Target.
Role Description:
The Project Manager, Mechanical, plays a key role in the design, procurement, execution, and turnover of mechanical scopes across the Oakridge Park development. Reporting to the Senior Project Manager, Mechanical, this position is based at the project site office and will support delivery across a complex mixed-use environment, including commercial / retail, tenant spaces, and residential tower scopes. The role is responsible for providing technical leadership and ensuring successful delivery of mechanical systems, including HVAC infrastructure, plumbing, controls systems, fire protection and related mechanical services, while maintaining strong cross-disciplinary coordination.
The role includes responsibility for managing system design, budgeting, procurement, construction, testing and commissioning, operational implementation, warranty management, and turnover, while ensuring project goals and objectives are met or exceeded. This position will join the Digital Buildings MEIT Team on Oakridge and work alongside the Electrical PM and Building Systems & Technology PM to ensure all scopes are executed in a coordinated manner. The PM will work cohesively with QuadReal’s project development, leasing, operations, and joint venture ownership stakeholders across all asset classes within the development, including parkade, retail, office, strata, residential, and public realm. The role includes managing key project partners involved in MEIT works, such as architects, sub-consultants, general contractors, master system integrators, subcontractors, vendors, and manufacturers. The PM will also support tenant coordination, phased handovers, and occupancy-driven milestones, and will contribute to pre-construction activities for future phases by providing technical input on design completion, design coordination, risk assessment, risk mitigation, and procurement strategy.
This is a 12 month contract position with possibility of extension.
Responsibilities:
Work with all project stakeholders to realize the successful design, procurement, construction, and commissioning of the mechanical systems at the Oakridge Park project – achieving results at, or ahead, of budget & schedule goals, and always acting in the best interest of QuadReal, of its clients, and with a fiduciary mindset.
Support mechanical delivery across a complex mixed-use environment, including commercial / retail, tenant improvement interfaces, office, residential, public realm, and parkade components.
Provide oversight of plumbing, HVAC and fire protection system delivery, including coordination of design, installation quality, testing, deficiency management, and turnover readiness across residential tower scopes.
Lead the commissioning of mechanical systems through timely issue resolution and decision making. Ensure proper coordination is occurring between contractors and consultants to enable a successful commissioning program for commercial and residential towers.
Lead high-level QA/QC reviews of mechanical works to help ensure compliance with design intent, project specifications, applicable codes, and QuadReal quality standards.
Develop and maintain strong working relationships and professional communication with general contractors, construction managers, consultants, MEIT sub-trades, vendors, and other project partners.
Review, analyze, and manage GMP and/or fixed-price contracts with general contractors and associated trades, including cash allowances, scope inclusions and exclusions, qualifications, and commercial risk considerations, to ensure cost certainty and alignment with budget and schedule.
Create agendas, lead project coordination meetings and vendor workshops, participate in recurring meetings, and lead ad hoc meetings as required, including on-site reviews and site walks.
Provide regular updates to the Oakridge Park leadership team on design progress, budget status, procurement, construction progress, risks, and cost tracking, while setting clear expectations and ensuring deliverables are achieved.
Identify value engineering opportunities and practical solutions that support budget and schedule objectives without compromising quality, operational performance, or project outcomes.
Review, analyze, and manage design changes, contract change orders, agreement amendments, and related procurement activities in accordance with internal MEIT processes and overall project change management procedures.
Support and adhere to project document management requirements, including control of drawings, contracts, correspondence, and change documentation.
Maintain active involvement in contractor and consultant monthly billings, payment tracking, and approvals.
Support tenant coordination and leasing teams in the delivery, turnover, and sign-off of commercial and retail premises, ensuring alignment between base building systems, tenant requirements, and project schedules.
Manage interfaces between base building systems, tenant and residential requirements, and support phased turnover, access planning, deficiency closeout, and operational readiness activities.
Participate in pre-construction work for future phases, including design development, budgeting, procurement planning, and technical input.
Close out projects in a timely manner through successful completion of testing and commissioning, warranty management, deficiency rectification, and collection of operations and maintenance documentation and extra materials for turnover to Property Management.
Perform other duties as required from time to time.
Experience and Qualifications:
Minimum 5 years of project management experience delivering mechanical systems on large-scale, complex, multi-phased, fast-track construction projects.
Demonstrated experience delivering mechanical scopes across mixed-use developments, including commercial / retail, residential, office, and public realm environments.
In-depth mechanical construction experience with a proven track record of delivering high-quality mixed-use projects from inception to completion, on time and within budget.
Strong understanding of MEIT and controls, design process and optimization, trade procurement strategies, construction management, integration, and testing and commissioning requirements.
Knowledge, understanding, and experience managing CM at Risk GMP and/or stipulated sum prime contracts with general contractors.
Ability to evaluate change pricing, with strong market knowledge of material pricing and labour estimates.
Established relationships and networks within the industry, including suppliers, manufacturers, authorities having jurisdiction, design consultants, and engineers, to support successful project execution.
Knowledge of local building codes and by-laws, sustainability principles, and real estate development and construction processes.
Field experience working in construction, consulting, or sub-trade firms is an asset.
Additional experience with electrical, ICT, and other building systems would be considered a strong asset.
PMP, GSC, or other management and engineering related certifications, diplomas, and/or degrees are an asset.
Experience in design-assist, design-build, or P3 projects is an asset.
Experience working on large real estate development projects with multiple stakeholders is an asset.
Confident communicator with strong verbal, written, and presentation skills.
Ability to develop and maintain collaborative working relationships with internal and external stakeholders.
Ability to manage conflict, navigate difficult situations, and work effectively with strong personalities.
Ability to work collaboratively and assertively to achieve results.
Excellent analytical, coordination, and problem-solving skills.
High level of proficiency in Bluebeam, MS Project, Excel, PowerPoint, and Word.

The expected annualized base salary range for this role is $110,000 – $135,000..
