Salary Range: $55,000 - $65,000

CMLS Financial, one of Canada’s largest commercial mortgage lenders, is looking for an Analyst to join our Construction Finance group. The role includes direct support for CMHC’s Apartment Construction Loan Program (“ACLP”). Under this mandate, CMLS provides project specific underwriting, structuring, loan recommendations, and loan advance administration for a federally funded national purpose-built multi-residential affordable housing program. Specific activities include assisting with conversion of construction loans to term loans, annual loan reviews, and portfolio monitoring support throughout the post-construction period. Reporting to the Senior Portfolio Manager, Construction Finance, you will be working with the Portfolio Management team on the post-funding requirements of commercial construction loans. You will be joining a hardworking and dynamic team of Analysts, Account Managers, and Funders across Canada.



Key Responsibilities:

  • Conduct annual loan reviews, incorporating affordability testing, DSCR and LTV assessment, operating statement stabilization, and trend analysis to evaluate credit performance and compliance
  • Assist with loan conversions from construction to term and related post-funding account management requirements/requests
  • Assist with the completion of formal memos for post-final-advance credit events, including assumptions, re-orgs, unit count changes, etc.
  • Obtain and track post-construction specific financing information (i.e.: permits, professional certificates, insurance, rent rolls, leases, financial statements, etc.)
  • Assist with the collection and tracking of financial and property information required to complete loan reviews and other portfolio management projects
  • Contact borrower clients to obtain additional information and/or explanations on provided financial information
  • Act as a contact/liaison between the CMHC ACLP team and the Portfolio Surveillance and Special Mandates Team on account management matters
  • Assist with other projects as assigned to support growth and strategic initiatives

  • You have strong communication skills and can effectively communicate with outside stakeholders
  • You are an intermediate to advanced level user of Microsoft Office
  • You have completed a college or university undergraduate degree in one of the following concentrations: business administration, accounting, finance, real estate, or economics
  • You are looking for career growth within a well-established commercial mortgage lender
  • You possess strong organizational skills with a high attention to detail
  • You take ownership of your work and always demonstrate a high degree of accountability and commitment
  • You have a proven ability to work both independently and collaboratively with a team within a fast paced, deadline driven environment
  • You have a passion for real estate and/or commercial lending. An understanding of construction development or multi-unit residential properties is also considered an asset
