Role Description
The National Marketing Director, Residential leads strategy and execution for marketing, demand generation, and centralized leasing performance across QuadReal’s Canadian residential portfolio (multifamily, land lease, and resorts). The role is accountable for driving qualified demand, improving lead-to-lease conversion, protecting brand standards, and elevating resident and customer experience through customer listening, reputation management, and a best-in-class digital presence.
Reporting to the Senior Vice President, Residential Operations, this leader builds and develops a high-performing marketing and centralized leasing organization, ensures rigorous measurement of marketing effectiveness, and optimizes channel mix and vendor partnerships to achieve occupancy and revenue objectives.
Key Responsibilities
Portfolio Marketing Strategy & Demand Generation:
Oversee marketing for the QuadReal Canadian residential portfolio (multifamily, land lease and resorts), helping ensure that leasing velocity, occupancy and rental rate levels are achieved and maintained.
Own the annual marketing strategy and operating plan, including acquisition and retention programs, seasonal leasing strategies and incentive programs. as well as the transition of new residential developments into the stabilized portfolio.
Develop and manage annual marketing budgets, including allocation across digital channels, ILS/listings, brand campaigns, events, and retention initiatives, with clear ROI discipline.
Lead channel strategy and partner relationships across paid search/social, SEO, ILS, display, email/lifecycle, referral programs, and local community marketing.
Centralized Leasing (Lead-to-Lease) Excellence:
Lead the residential centralized leasing team to ensure lead-to-lease outcomes are best-in-class, including response time, lead qualification, tour conversion, application completion, and move-in coordination.
Establish operating standards for centralized leasing/call center workflows (queue management, scripts, quality monitoring, escalation paths), ensuring consistent customer service and conversion outcomes across communities.
Ensure disciplined CRM utilization and lead management hygiene (timely entry of calls/leads, accurate notes, routing, follow-up cadence), and leverage reporting to continuously improve conversion.
Partner with operations and on-site teams to ensure seamless handoffs from centralized leasing to Community teams and consistent customer experiences across the leasing journey.
Closely monitors community tour-to-lease conversion ratios to ensure the effectiveness of site level processes.
Digital Experience, Web Presence & Marketing Technology:
Ensure the web presence of the portfolio is best-in-class and optimized to achieve performance expectations (content, UX, SEO, conversion paths, and performance measurement).
Oversee selection/optimization of marketing technology stack and integration with CRM/lead systems (automation, analytics, attribution), and drive adoption through governance, training, and measurement.
Evaluating AI enabled tools and enhancements to support marketing/leasing performance and efficiency.
Monitor website performance and digital initiatives, using data-driven testing and optimization (e.g., landing pages, nurture journeys, tour flows) to improve conversion and cost efficiency.
Customer Listening, Reputation & Resident Experience:
Oversee all customer listening activities including survey programs and reputation management, ensuring timely insights, portfolio-level themes, and action planning with operations and leadership.
Establish portfolio reputation standards and improvement plans, using structured feedback loops and reporting.
Drive resident retention support through experience initiatives and service recovery programs informed by listening and performance data. (Common KPI focus areas include retention/renewal and satisfaction measures.)
5) Performance Measurement, Reporting & Insights:
Monitor and report on all marketing activities for the portfolio including website performance, lead quality, sales/leasing conversion results, and digital initiatives; translate insights into clear actions.
Define and track KPIs across acquisition and retention funnels (e.g., occupancy, tenant retention, leasing velocity/time-to-lease) and routinely share performance insights with senior leadership.
Lead market/competitive intelligence practices (market surveys, competitor analysis, pricing/positioning inputs) to inform strategy and community-level tactics.
6) Brand Governance & Cross-Functional Leadership:
Coordinate with QuadReal corporate marketing to ensure brand standards are adhered to and portfolio marketing aligns with enterprise brand direction.
Lead all residential marketing team members, including coaching, performance management, capability building, and succession planning.
Serve as a strategic partner across Residential Operations, Revenue/Asset Management, Technology, and Corporate Marketing to align priorities and deliver measurable business outcomes.
Experience, Qualifications & Skills:
10+ years of progressive marketing leadership experience, including building and leading teams and managing significant budgets; multifamily/residential rental or closely related real estate/hospitality experience strongly preferred.
Demonstrated success developing and executing multi-channel marketing strategies aligned to business objectives, with strong performance measurement orientation and KPI rigor.
Strong expertise in digital marketing, analytics, and marketing technology/CRM governance (automation, reporting, attribution concepts, and cross-functional adoption).
Proven ability to drive demand generation and conversion improvement through funnel management and cross-functional partnership with sales/leasing and operations.
Experience leading or scaling centralized leasing/call center operations (or similar inbound sales operations), including queue management, conversion coaching, and process standardization.
Strong communication, executive presence, and stakeholder management skills; able to translate data into clear decisions and action plans.

The expected annualized base salary range for this role is $130,000 - $175,000.
Based on the position, QuadReal offers a competitive total rewards package in addition to the base pay, which may include a performance-based incentive plan, comprehensive health & dental benefits, pension plan, and paid time off.
